Institutional demand drives growth in Bitcoin mortgage loans

According to CoinMeta, the demand from institutions for Bitcoin mortgages is accelerating, with lenders offering larger amounts, longer terms, and more personalized terms. Mara Holdings promised this month to provide $18,750 in BTC to obtain two fixed-term loans of $600 million through Coinbase Credit and Two Prime Lending. The value of this collateral at the time of the transaction was approximately $1.2 billion, accounting for about 53% of Marathon's Bitcoin holdings at that time. Mara stated that the funds obtained may be used for general corporate purposes, including plans to acquire Long Ridge Energy & Power. This natural gas power plant will support Bitcoin mining and artificial intelligence infrastructure. The loan interest rate for Two Prime is 7.65%, with a maturity date of August 2028. Blume indicated that the demand for borrowing has increased recently, with institutions using their Bitcoin holdings to finance while maintaining an exposure to this asset.
