According to CoinMeta, in the just-passed month of October, the Shanghai real estate market delivered a resilient “Silver October” performance report. The market for second-hand homes was more active compared to new homes. According to online real estate data, in October, the number of online transactions for second-hand homes in Shanghai (including commercial properties and parking spaces) reached 24,653 units (of which about 22,000 were pure residential second-hand homes), a month-on-month increase of 10.9% and a year-on-year increase of 33%, setting a new high for the same period in the past six years. On Saturday, October 31, 2026, a single day saw 1,505 online transactions, marking the fourth day of the month with over a thousand transactions. At the same time, there were also positive changes in the inventory of second-hand homes. Homeowners’ attitudes have adjusted, and the number of properties listed for sale has decreased. Data from Shanghai Zhongyuan Real Estate shows that at the end of October, the city had 281,500 second-hand homes listed for sale, which is a decrease from 290,000 at the end of September and represents a low level in nearly a year. Data from Shanghai Lianjia Research Institute indicates that the current average transaction cycle for properties in Shanghai is 78.1 days, which is also a low level in the past three years.
