Colt Data Centre Services ( Colt DCS ) and RMZ announce the commencement of construction on their third data center ( Mumbai 3 ) in Mumbai. This facility, aimed at AI, is located within the operator's new Mumbai campus and will provide a capacity of 64MW upon completion.

This project is part of the joint venture (JV) established in 2024 by Colt DCS and RMZ. Both parties plan to invest $1.7 billion in the Indian data center market. Preparatory work for the site began in December 2025, and the project has now officially commenced following the signing of the first large-scale customer for this facility. The company stated that this progress marks a rapid expansion for the joint venture within just 18 months of its establishment.

Colt DCS The person in charge of India, Pratap Mane, stated: "The nature of data center requirements is evolving rapidly. Customers need larger-scale deployments, higher rack density, and infrastructure that can support increasingly intensive AI workloads. The design of Mumbai is precisely to meet these needs, further solidifying our new Mumbai campus' position as a scalable, future-oriented digital infrastructure platform. This facility is centered around AI readiness, equipped with advanced cooling capabilities, including liquid cooling and enhanced power supply infrastructure to support high-density deployments. This enables customers to efficiently scale up next-generation AI and high-performance computing workloads while maintaining operational resilience and efficiency."

RMZ, President of Digital Infrastructure, Deepak Chhabria stated: "The next wave of digital growth will be driven by infrastructure that combines scale, resilience, and speed to go public. At Mumbai, we are developing a future-oriented campus designed to enable hyperscale cloud service providers and new cloud suppliers to expand seamlessly as capacity and computing demands change. This investment reaffirms our commitment to building advanced data centers and AI infrastructure that meets global standards and supports the rapidly evolving needs of the digital economy."

Mumbai 3 is aimed at meeting the growing demand for AI ready data center capacity in that region. With the rapid adoption of AI, the market's requirements for larger-scale deployments, higher rack density, and greater power supply capabilities are on the rise. This project has been fully pre-leased and will provide critical AI ready capacity for the Mumbai market, while also strengthening Colt DCS's and RMZ's commitment to the growth of India's digital infrastructure.

Mumbai 3 will be located in the New Mumbai Park together with the existing Mumbai 1 and Mumbai 2. This park currently supports large enterprises and cloud workloads. Once fully developed, the park can provide up to 148MW of capacity, and after the completion of Mumbai 3, the operational capacity of the park will increase to 86MW.

Built for the deployment of AI

The design of Mumbai 3 is aimed at supporting the workloads of AI and high-density computing deployments, providing 64MW of contracted power that has been secured. It adopts a hybrid cooling architecture that combines traditional air cooling with direct chip liquid cooling. This facility will also benefit from a 220kV GIS substation within the park, which offers higher resilience and scalability. Additionally, it features operator-neutral connectivity and access to high-capacity fiber optic lines.

Design with sustainability as the principle to create local opportunities.

Sustainability and long-term community impact have always been core considerations throughout the development process of Mumbai. The facility will operate using 100% renewable energy and adopt a closed-loop cooling system, which results in almost no wastewater generation during the cooling process. In addition to its environmental benefits, the project is expected to create over 700 jobs during the construction and operation phases, while also supporting local suppliers, contractors, and service providers. Colt DCS and RMZ state that these initiatives reflect their joint commitment to delivering sustainable digital infrastructure and creating lasting value for the local community and broader regions.

As part of this joint venture, both parties have committed to developing a data center capacity of 250MW in Mumbai and Chennai. This collaboration combines the global data center expertise of Colt DCS with RMZ's over 20 years of experience in developing, owning, and operating high-quality infrastructure in the Indian market.
