Canada's first regulated digital asset mortgage institution APX Lending has opened a waiting list, planning to launch Bitcoin mortgage loans in the first quarter of 2027, allowing long-term holders to use Bitcoin for home purchases instead of selling their holdings. APX Lending will become Canada's first provider of Bitcoin mortgage loans.
Toronto, October 28, 2026 / PRNewswire / -- For more and more Canadians, Bitcoin is one of their most valuable assets, and a house is another. So far, wanting to own one of them often meant having to give up the other. APX Lending (“APX”) announced today plans to launch Bitcoin-backed mortgages in Canada, with an expected launch in the first quarter of 2027. The waiting list is now open at apxlending.com / bitcoin-backed-mortgages.
Bitcoin holders should not be forced to make a choice between two options.
Today, Bitcoin holders who wish to buy a house usually have only two options: either sell their Bitcoins to pay the down payment, thereby giving up their long-term holdings and potentially incurring capital gains tax upon sale; or continue to wait and see, as many traditional lending institutions still do not know how to incorporate digital assets into the financial assessments of borrowers.
Customers are already using digital assets to buy real estate.
Customers of APX have already utilized digital assets for mortgage loans, using the funds for real estate projects, repaying high-interest debts, and financing businesses. Therefore, introducing Bitcoin-based mortgage loans is a natural next step: this is a product designed for what is arguably the largest expense in most people's lives.
Opportunities in Canada are growing rapidly. According to a 2026 survey by the Ontario Securities Commission, one-quarter of Canadians (25%) now hold cryptocurrencies, up from 10% in 2023. In the United States, the issuance volume by the cryptocurrency mortgage institution Milo has exceeded $100 million, including a single loan of $12 million. The Bitcoin mortgage lending market is expected to reach $1 trillion in the next 5 to 10 years.
APX What is it doing?
The Bitcoin-backed mortgage offered by APX aims to allow borrowers to use Bitcoin as collateral for home purchases, thereby allowing them to retain their holdings and remain exposed to the long-term potential of Bitcoin. Complete details regarding eligibility, loan-to-value ratios, interest rates, and terms will be announced before the product is launched. Those who join the waiting list will be notified first when the product becomes available.
"Canadians shouldn't have to choose between holding Bitcoin and owning a home," said Andrei Poliakov, founder and CEO of APX Lending. "We often hear this from our customers. They've gone through multiple cycles, and Bitcoin has become an important part of their net worth. Yet when they're ready to buy a house, they're asked to sell it. We're working on creating mortgage loans that use Bitcoin as collateral, so people can turn this belief into a practical use rather than just cashing it out."
Built on years of infrastructure
It's easy to add "mortgage" to a product page. The real challenge is to create a mortgage product that can withstand the test of volatile assets, long time spans, and larger amounts of money. APX has been working on this for many years, from initially choosing to operate within a regulated framework to developing the systems that now support its own products and the loan projects of its partners.
These infrastructures include:
- Regulatory Framework: APX is the first digital asset mortgage institution to obtain approval from Canadian securities regulatory authorities and is registered in FINTRAC and FinCEN.
- Institutional-level custody and insurance: Customers' collateral is stored in independent and isolated BitGo Trust cold storage wallets, which will not be re-pledged and is covered by insurance up to $250 million.
- On-chain transparency: Customers can independently verify the status of their collateral on-chain around the clock through the APX platform.
- Automated Collateral and Risk Management: APX continuously monitors prices and loans LTV, including its 90/85 standard, which means only sufficient collateral is liquidated to reduce LTV from 90% back to 85%, in order to retain as much of the customer's position as possible.
- Security and Operational Control: APX supports the systems and guarantees required for the reliable and scaled operation of digital asset lending through the control measures of SOC 2 auditing.
Introducing Bitcoin into the real estate market
In Canada, owning a home has long been one of the clearest indicators of financial security. As more and more Canadians hold a significant portion of their wealth in Bitcoin, products that help them purchase homes also need to adapt to these changes. The mission of APX is to bring digital assets closer together with traditional finance.
"Housing is the most important asset in most people's lives, and it also requires the most financing," said Poliakov. "For that reason, it must be provided to the same standards that people expect from banks: regulated, transparent, and with the goal of protecting borrowers. This has been our standard from day one, and it will also be the standard we adhere to for mortgage loans secured by Bitcoin."
According to APX, Bitcoin-backed mortgages are expected to be available to eligible borrowers in jurisdictions that support this option starting from the first quarter of 2027. Homebuyers can join the waiting list today at apxlending.com / bitcoin-backed-mortgages.
