Chicago, September 30, 2026 / PRNewswire / -- Real estate investment trusts managed by institutions that calculate the net asset value on a daily basis, JLL Income Property Trust ( NASDAQ : ZIPTAX ; ZIPTMX ; ZIPIAX ; ZIPIMX ; ZIPIBX ; ZIPSAX ; ZIPZAX ; ZIPDBX ), announced the acquisition of a Class A industrial building located in the western sub-market of Boston, Worcester Distribution Center, for approximately $90 million. The fund's portfolio consists of equity and debt investments totaling about $7 billion.
The property was built in 2022 and has a total area of approximately 396,000 square feet. It is currently 100% leased to one tenant for a long-term lease agreement. The space meets Class A design specifications, featuring a clear height of 36 feet and is equipped with facilities suitable for professional storage, including refrigerated and temperature-controlled areas, automated systems, as well as storage vaults. The property is located in a prime location within the Boston sub-market, at the intersection of the state's main truck transportation corridors, providing convenient access to highways I-90 and I-495, thus efficiently covering the distribution needs of the East Coast of the United States.
JLL Income Property Trust, President and CEO, stated: "Worcester Distribution Center is an important addition to our continuously expanding industrial real estate portfolio. Rising fuel costs have further exacerbated the imbalance between transportation costs and rental costs. As a result, there is an increased demand for industrial properties located near key transportation infrastructure nodes with advantageous locations. For a long time, we have prioritized developing logistics centers near these critical transportation hubs, and Worcester Distribution Center is in line with our industrial real estate strategy, which will help a significant portion of our portfolio benefit from these longer-term demand drivers."
JLL Income Property Trust indicates that industrial real estate remains one of its most favored property sectors. Based on this latest investment, warehousing investments account for the highest proportion of its total $7 billion portfolio, at 39%; the company currently holds assets worth $2.7 billion in 66 industrial properties.
